San Luis Obispo County August 2024 Market Update

Current inventory saw a modest 6.8% increase from last month and a more significant 19.7% increase in active listings from last year.  Despite this increase, the number of new listings decreased 11% from last month and the same period last year. Pending sales saw another noticeable decline of 25.2% from last month and last year. Closed sales were down 3.6% from last month and up 4.4% from last year.

The average sales price in San Luis Obispo County is up 10.3% from last year, and for the second month in a row, eight of the nineteen communities had a median sales price over one million dollars. See the list below. The average price per square foot is up 5.0%. The average percentage of the sales price to list price dipped to 97.3%% with a median of 15 days on the market.
