San Luis Obispo County December 2024 Market Update

The number of new listings decreased 9.5% from the same period last year, and pending sales dipped 24.6% from the same period. Current inventory ended the year 11.0% higher than last year. Closed sales were virtually the same as last month and exceeded December 2023 numbers by 20.1%. 

The average sales price in San Luis Obspo County is up more than 7% from last year as well as last month, while the average price per square foot for both periods is up over 4%.  The average percentage of the sales price to list price increased to 96.8% and the median days on the market jumped to twenty-eight.
